Types of kitchen renovation — which one do you need?
Kitchen renovation is not one thing. The cost swings dramatically depending on what you actually need to do. Before collecting any quotes, identify your renovation level — it will save you from being over-sold or under-served.
No demolition. Replace cabinet shutters, install a new countertop, repaint walls, change fittings and sink. The carcass boxes stay. The layout stays. The tiles stay. Best when your existing kitchen is structurally sound but cosmetically tired.
Remove old cabinets, install new modular kitchen. Keep existing tiles (floor and dado wall), existing plumbing positions, and existing electrical points. Most common renovation type for 5–8 year old kitchens with good tile work but poor cabinetry.
Remove everything: cabinets, tiles, countertop. Fix plumbing and electrical from scratch. Waterproof, lay new tiles, install full modular kitchen with new countertop and chimney. Required for 10+ year old kitchens or those with structural problems.

When to renovate fully — and when a refresh will do
Many Chennai homeowners over-renovate when a refresh would suffice, and some under-invest when full gut work was necessary. Here is a clear decision framework.
Renovate fully (Level 2 or 3) when:
- Kitchen is 10+ years old with original cabinetry
- You notice any plumbing leaks or seepage under the sink
- Tiles are cracked, lippage is visible, or grout is black and porous
- The layout doesn't work for you (wrong sink/chimney position)
- Existing carcass is swollen, smells, or has pest damage
- Previous kitchen was builder-grade with commercial ply and no waterproofing
- You're doing a full home renovation anyway — kitchen first
Refresh (Level 1) when:
- Kitchen is 4–8 years old with structurally sound carcass
- Tiles are in good condition with no cracking or seepage
- Plumbing works well with no leak history

Not waterproofing under the sink before tiling
The area under and behind the sink is the most water-exposed spot in any kitchen. Without proper waterproofing membrane and treatment, water seeps through grout lines and rots the substrate. Within 2–3 years you're replacing tiles — and often the cabinet below the sink — again. Budget ₹8,000–₹12,000 to do it right the first time.
Not planning electrical points before modular installation
Once your cabinets are in, adding an extra electrical point behind them means cutting tiles and re-routing wires — a ₹5,000–₹15,000 mistake. Plan all electrical points (chimney, hob, microwave, refrigerator, mixer, water purifier) before the modular kitchen goes in. Mark them with your electrician on-site, not on paper.
Using non-BWP ply in a renovation
If the original kitchen used commercial ply, you already saw the result. Repeat offenders are contractors who quote low and quietly switch to commercial ply. Insist on seeing the BWP marine plywood certification. Every sheet should be stamped. If your quote doesn't mention BWP ply explicitly, it probably isn't BWP ply.
Not fixing drainage slope before tiling
Chennai kitchens frequently have zero or incorrect drainage slope from the builder stage. If you tile over a flat floor, any water spill will pool in corners. The fix is to re-screed the floor with the correct 1:80 slope toward the drain before laying tiles. Takes one extra day; costs ₹2,000–₹5,000. Skip it and you'll live with standing water in your kitchen forever.
Choosing countertop before confirming plumbing layout
The sink cutout in your countertop must match your plumbing position exactly. If you change the sink location after the countertop is fabricated, you've wasted ₹25,000–₹50,000. Finalise all plumbing positions first. Get them verified on-site. Only then order your countertop slab.
Not getting a fixed price before starting
Renovation jobs are notoriously prone to "we found a problem" charges mid-project. A contractor who didn't assess properly adds ₹20,000–₹80,000 in extras once walls are open and you're committed. Always insist on a site inspection and a full itemised fixed quote before work starts. Get it signed. If a company won't give you a fixed price after an inspection, that's a red flag.
