MR vs BWP ply = ₹150–300/sqft difference on cabinetry. BWP is mandatory for kitchen base cabinets in Chennai's humidity.
Ebco/Yale (Indian) vs Hettich (mid) vs Blum (premium) — adds ₹15K–80K per kitchen. Hardware fails first; cheap ones cost you in 2 years.
Laminate → Acrylic → Membrane → PU → Glass. Each step ₹200–500/sqft. Choose by usage area, not by aesthetic alone.
Plain perimeter = ₹60–80/sqft. Coved with LED = ₹150–250/sqft. Adding POP detailing or second layer adds further.
New points, concealed conduits, modular switches, light fixtures — often under-quoted upfront. Full 2BHK electrical: ₹60K–1.5L extra.
Civil patch-up, wall demolition, existing wardrobe removal — sometimes 8–15% of project value. We surface this in the first quote.
Itemised room-by-room, not "package". Most Chennai designers quote as "₹X lakhs for 2BHK package" — vague on purpose. We list every wardrobe, every laminate code, every hardware brand and every milestone amount separately. You can change one item without renegotiating the whole quote.
GST always inclusive. Many vendors quote ex-GST and add 18% at the end. Our quote = your final invoice, GST in. No surprise.
Milestone-based payment, never upfront. 40% at design sign-off (before production starts), 40% at carpentry site-delivery, 20% at handover after snagging. Any company asking for 100% upfront is a red flag.
Variation charges declared upfront. If site survey reveals additional civil/electrical scope, we flag it in the quote (not after work begins). You decide whether to include or exclude before signing.
