CMDA vs DTCP — which approval do you need?

Chennai residential plots fall under one of two approval authorities, and getting the wrong one filed costs months of delay. CMDA (Chennai Metropolitan Development Authority) covers most of urban Chennai — Adyar, Anna Nagar, Velachery, Nungambakkam, T Nagar, Mylapore, OMR up to Sholinganallur, ECR up to Akkarai. Approval timeline: 60-90 days. Fee: ₹40-60/sqft to govt + our liaison fee ₹35-75k.

DTCP (Directorate of Town and Country Planning) covers the peri-urban Chennai belt — Kanchipuram and Chengalpattu district plots beyond CMDA limits. Includes most of Sriperumbudur, Mahindra World City zone, GST Road plots beyond Tambaram, OMR plots beyond Navalur. Approval timeline: 90-120 days. Fee: ₹50-90/sqft to govt + liaison ₹45-95k.

Can the architect also do interior design after the house is built?
Yes — we handle architecture-to-interior continuity as a single project. The interior design phase starts at month 8-10 of construction (during finishing trades) and concludes at handover. Combined architect + interior package fee runs 7-12% of total project value, vs hiring separate teams which typically costs 9-15%.
