Kitchen layouts for every flat size

Chennai homes come in every shape — the 8-foot kitchen in a compact 1BHK, the L-shaped kitchen of a typical 2BHK in Anna Nagar, and the generous U-shaped kitchen of a villa in OMR. The right layout makes the difference between a kitchen that flows and one that fights you every morning. Here is how each layout works and who it suits.

L-shaped modular kitchen green finish Chennai

Straight / Single-wall kitchen

The most space-efficient layout for small kitchens under 8 feet. All cabinets and appliances line up on a single wall, keeping the floor completely open. Works well in studio apartments and compact 1BHK flats where a separate kitchen room is not available. Limited storage but easy to work in. Typically paired with a loft unit above to maximise vertical storage.

L-shaped kitchen

The most popular layout in Chennai 2BHK flats. Cabinets run along two perpendicular walls forming an L, creating a natural work triangle between the stove, sink and refrigerator. Offers significantly more counter and storage space than a straight kitchen. The corner is best fitted with a magic corner unit or carousel to make full use of the otherwise dead space.

U-shaped kitchen

Ideal for larger kitchens with at least 8×8 feet of floor space. Cabinets run along three walls, providing maximum counter space and storage. Suited for Chennai homes where the family cooks in volume — multiple people can work simultaneously without getting in each other's way. Works especially well in independent houses and villas in Velachery, Adyar and ECR.

Parallel / Galley kitchen

Two rows of cabinets facing each other across a narrow corridor. Works well in kitchens that are long and narrow — a common layout in older Chennai apartment buildings. Very efficient work triangle. Requires at least 4 feet of clear walkway between the two counters for comfortable movement. Can store a substantial amount despite the narrow footprint.

Layout Best for Min. space needed Storage capacity
Straight 1BHK, studio, compact flats 6 ft × 6 ft Low–Medium
L-shaped 2BHK flats (most common in Chennai) 8 ft × 6 ft Medium–High
U-shaped Larger flats, independent houses 8 ft × 8 ft Very High
Parallel / Galley Long narrow kitchens in older buildings 8 ft × 7 ft (4 ft walkway) High
Island Villas, open-plan homes 10 ft × 12 ft Very High + dining

Finishes and materials

The shutter finish defines how your kitchen looks and how much maintenance it needs. In Chennai's humid and dusty conditions, material choice is as important as the design itself. Here is what each finish offers — from budget laminate to premium acrylic and veneer.

Acrylic finish
₹1,800 – ₹2,400 / sqft

High-gloss, mirror-like surface with exceptional depth of colour. Easy to wipe clean — ideal for Chennai's cooking style where oil and steam are constant. Available in a wide colour palette. Prone to fine scratches over the years but remains the most premium-looking shutter option for modern kitchens.

Membrane / PVC finish
₹1,400 – ₹1,900 / sqft

A matte or subtle-sheen PVC film pressed over an MDF core. Excellent moisture resistance — a strong reason for its popularity in coastal and humid Chennai. Available in hundreds of textures and colours including wood-grain patterns. Very durable, scratch-resistant, and easy to maintain day-to-day.

Laminate finish
₹1,000 – ₹1,500 / sqft

The most budget-friendly shutter option with 100+ colour and texture choices. When paired with BWP plywood carcasses and proper ABS edge banding, laminate kitchens last well in Chennai homes for 10+ years. Best for families who want a well-designed kitchen at a controlled cost.

Natural wood veneer
₹2,200 – ₹3,200 / sqft

Real wood surface pressed onto plywood, giving an organic warmth that no synthetic finish can match. Teak, walnut and oak veneers are popular. Best used as an accent finish paired with another material — avoid using veneer as the primary finish directly above high-steam zones like the hob area.

BWP/Marine ply is non-negotiable in Chennai. The cabinet carcass — the structural box behind every shutter — must be made from BWP (Boiling Water Proof) or marine-grade plywood. Chennai's humidity, especially in coastal neighbourhoods and during monsoon months, causes standard commercial ply to swell, warp and delaminate within 2–3 years. Every Homeli kitchen uses BWP carcasses as standard, with no exceptions.

Material Look Moisture resistance Maintenance Best for
Acrylic High gloss Excellent Easy wipe Premium look, modern flats
Membrane/PVC Matte / soft-sheen Excellent Easy wipe Best all-rounder in Chennai
Laminate Matte / textures Good (with ABS edge) Easy Budget, wide colour range
Wood veneer Natural wood Moderate Periodic polish Accent areas, villas
PU (Polyurethane) Ultra-smooth matte/gloss Excellent Easy wipe Ultra-premium, bespoke look

Storage planning

A modular kitchen is only as good as its storage. Indian kitchens accumulate a significant volume of vessels, masalas, dals, cereals, and appliances. Good storage planning means everything has a home — and nothing is piled on the counter. Here is how Homeli thinks about kitchen storage.

Tall units — pantry, oven housing, refrigerator column

Floor-to-ceiling tall units maximise vertical storage and create a built-in, furniture-quality look. A pantry tall unit with pull-out shelves holds everything from cereal packets to pressure cookers in a compact footprint. An oven housing tall unit positions the built-in oven at ergonomic height (80–120 cm from floor) so you are not bending. A refrigerator column integrates the fridge flush with surrounding cabinets rather than leaving it as an afterthought.

Wall cabinets: shuttered vs open shelves

Closed wall cabinets protect vessels from dust and cooking grease — a major advantage given Chennai's cooking intensity. Open shelves look beautiful in design photographs but require much more frequent cleaning in practice. Homeli typically recommends a mix: closed cabinets for daily-use items and open shelves for display pieces like plants, cookbooks, or decorative containers above the counter.

Pull-out drawers vs fixed shelves

Pull-out drawers in base cabinets are a significant upgrade over fixed shelves. You can see and reach everything without bending and rummaging at the back of a dark cabinet. Tandem box drawer systems (Hettich or Hafele) are especially suited for storing pots, pans, and heavy vessels — the smooth, soft-close action makes them a genuine pleasure to use every day.

Corner solutions — magic corner and carousel

L-shaped and U-shaped kitchens have corners that are traditionally dead space. A magic corner unit — a swing-out shelf system that pulls the back of the cabinet out to you — makes the full depth of the corner accessible. A carousel (rotating circular shelves) is another option, better for lighter items. Both significantly increase usable storage in space that would otherwise go to waste.

Under-sink pull-out

The area under the sink is often wasted due to plumbing pipes. A custom pull-out unit designed around the pipes can store cleaning supplies, dish soap, and a garbage bin neatly. This keeps the space organised and accessible without having to crouch into a dark cabinet — a small detail that makes daily kitchen life noticeably easier.

Appliance planning

A well-designed modular kitchen accounts for every appliance before the first cabinet is fabricated. Retrofitting appliance provisions after installation leads to awkward cutouts, exposed wires and compromised aesthetics. Homeli maps every appliance in the layout at the design stage so nothing is an afterthought.

Chimney sizing: 60 cm vs 90 cm

The chimney must match or exceed your hob width. A 2-burner hob uses a 60 cm chimney; a 3-burner or 4-burner hob needs a 90 cm chimney. Indian cooking generates substantial smoke, steam and grease — a properly sized chimney with adequate suction (at least 1000 m³/hour) keeps kitchen air clean and prevents grease buildup on cabinet surfaces, tile walls and ceilings.

Built-in oven placement

The ergonomic height for a built-in oven door is between 80 cm and 120 cm from the floor — roughly aligned with the counter or slightly above. This eliminates bending to check on food and reduces the risk of burns when removing hot dishes. The oven is typically housed in a tall unit alongside the microwave for a clean, integrated look.

Microwave housing

A dedicated microwave housing unit integrates the appliance flush with surrounding cabinets for a built-in appearance. The unit must include adequate ventilation space — typically 5–10 cm on all sides — as required by the manufacturer. Avoid placing the microwave directly above the hob: heat and steam will damage the appliance and the cabinet above it over time.

Dishwasher provision

If a dishwasher is planned now or in the future, the plumbing provision (water inlet, drain outlet, and electrical socket) should be built in at the design stage. Retrofitting these after installation requires significant disruption and additional cost. The standard dishwasher footprint is 60 cm wide — a dedicated base unit space should be reserved, even if the appliance itself is purchased later.

Water purifier integration

Most Chennai homes use an under-sink RO purifier. Under-sink units can be neatly integrated with a dedicated storage zone and a separate purifier tap through the countertop. Countertop RO units should be accounted for in the counter space plan so they do not consume prime prep-counter real estate — or end up awkwardly placed beside the hob.

What affects your kitchen cost

Modular kitchen pricing is not one-size-fits-all. Five key factors determine what your kitchen will cost — understanding them helps you make confident decisions and ensures there are no surprises when the quote arrives.

1. Size — linear feet and sqft

Kitchen cost is directly proportional to size. More cabinets means more plywood, more shutters, more hardware and more installation time. An 8-foot straight kitchen requires significantly less material than a full U-shaped layout covering 20 linear feet. Homeli quotes in linear feet and provides a detailed breakdown of cabinet count in every estimate so you know exactly what you are paying for.

2. Shutter material and finish

The shutter material is the single largest variable in modular kitchen pricing. Laminate shutters cost ₹1,000–₹1,500/sqft while acrylic shutters run ₹1,800–₹2,400/sqft. A 20-linear-foot kitchen in laminate might cost ₹1,10,000 while the same kitchen in acrylic costs ₹1,80,000. Choosing the right finish for your needs and budget is one of the key conversations during the design visit.

3. Hardware brand — Hettich/Hafele vs unbranded

Hinges, channels and runners from Hettich or Hafele are engineered for 80,000+ open-close cycles and come with long manufacturer warranties. They cost more than local or unbranded hardware but the difference in daily experience and longevity is substantial. Homeli specifies Hettich or Hafele on all projects and lists the brand name in every quote — so you know exactly what hardware you are getting.

4. Countertop material — granite, quartz or stainless steel

Granite countertops remain the most practical choice for Indian kitchens — heat-resistant, scratch-resistant and available in dozens of Chennai varieties. Quartz (engineered stone) is a premium option with more uniform patterns and better stain resistance but must be protected from extreme heat. Stainless steel countertops are hygienic and virtually indestructible — a traditional choice in many Chennai homes that is seeing a design comeback.

5. Accessories and internal fittings

Pull-out drawers, magic corner units, tandem box systems, glass shutters, cutlery trays, wicker baskets and waste-bin units all add to the final cost — but they also transform the usability of the kitchen. Homeli presents these as optional line items in the quote so you choose exactly what fits your lifestyle and budget. Nothing is bundled in without your knowledge.

Homeli gives you a fixed price before work starts. Every quote is itemised — cabinet count, material, hardware brand, accessories and countertop all listed line by line. No surprises, no escalations, no post-installation additions. What you sign off on is what you pay.

Frequently asked questions

How much does a modular kitchen cost in Chennai?
A modular kitchen in Chennai costs between ₹60,000 and ₹3,50,000+ depending on size, shutter material, hardware brand and accessories. A basic 8-foot straight kitchen with laminate shutters starts around ₹60,000–₹90,000. An L-shaped kitchen with acrylic finish and quality hardware typically costs ₹1,40,000–₹2,20,000. Use our cost calculator for a quick estimate, or read the full modular kitchen cost guide.
How long does it take to install a modular kitchen?
Homeli delivers and installs modular kitchens within 45 days of design sign-off. Small straight kitchens are typically completed in 25–30 days. Complex U-shaped or island kitchens may take the full 45 days. The timeline covers cabinet fabrication, countertop cutting, site preparation, installation, plumbing and electrical provisions, and final site cleaning.
Which material is best for Chennai's climate?
For Chennai's humidity, BWP (Boiling Water Proof) or marine-grade plywood is mandatory for cabinet carcasses. For shutters, membrane/PVC finish and acrylic are the top choices — both are moisture-resistant and easy to maintain. Laminate with proper ABS edge banding is a reliable budget option. Avoid MDF carcasses entirely as they swell with moisture over time and cannot be repaired.
Do you provide a warranty on modular kitchens?
Yes. Homeli provides a 10-year warranty on all modular kitchen work — covering the cabinet structure, hinges, channels, and hardware. The warranty covers manufacturing defects and workmanship. Countertop and appliance warranties are governed by the respective manufacturer terms and are passed on to you at handover.
