DPC is the waterproof barrier preventing groundwater from rising up walls. Critical in monsoon-heavy Chennai — without it, walls become permanently damp.
DPC (Damp Proof Course) is a horizontal waterproof barrier between the foundation and the walls. Prevents capillary rise of groundwater into masonry. Critical in Chennai due to high groundwater + monsoon. Standard: 50mm thick PCC (Plain Cement Concrete) layer at plinth level, or bituminous felt + brick layer. Adds ~₹40-80/sq ft to foundation cost. Without DPC, walls show damp patches within 1-2 years.
| Type | Method | Cost |
|---|---|---|
| PCC layer (most common) | 50mm Plain Cement Concrete 1:1.5:3 mix at plinth level | ₹40-60/sq ft |
| Bituminous felt | Bitumen-coated felt sheet between brick layers | ₹30-50/sq ft |
| HDPE / chemical DPC | Pre-formed plastic membrane | ₹60-100/sq ft |
| Cement + admixture | Waterproofing additive in mortar | ₹50-80/sq ft |
