Quick answer

Chennai house construction in 2026 costs ₹1,800–3,200 per sq ft of built-up area for residential turnkey work, depending on tier. Basic (₹1,650–1,850/sq ft) covers structure + standard finishes; Standard (₹1,850–2,200/sq ft) adds better materials + branded fixtures; Premium (₹2,200–2,800/sq ft) uses imported finishes, branded sanitaryware, premium electricals; Luxury (₹2,800–3,500/sq ft) is custom architectural work + imported stone + designer fixtures. A typical 1,500 sq ft G+1 home: ₹30–42 lakh standard tier. Homeli's contract is itemised, milestone-linked, with a 10-year structural warranty and ₹1,000/day delay penalty.

What turnkey construction includes

"Turnkey" gets misused in Chennai — some builders use it to mean shell + flooring, others include full interiors. Homeli's turnkey scope is explicit and itemised in the contract. Here is what's included in our standard turnkey:

Anything outside this list — modular interiors, false ceiling, designer wallpaper, landscape, compound wall above standard height — is itemised separately in your quote so you see exactly what's included.

Specifications named in writing. Our contract names every brand and grade — Jindal Fe 500D, UltraTech PPC, Asian Paints Apex, Kajaria vitrified, Jaquar fixtures, Polycab wiring. If any swap happens during execution, you'll know — and we hand over retailer invoices at closing so you can verify.

Chennai construction cost — 2026 tier-by-tier rates

Construction cost in Chennai is usually quoted as ₹ per sq ft of built-up area. The total cost depends heavily on tier — what materials, finishes and fixtures you choose. Real 2026 ranges from Homeli's invoiced projects:

Tier₹ per sq ft (built)What you get
Basic₹1,650–1,850RCC structure + standard finishes, ceramic tiles, basic Jaquar/Cera fixtures, MR plywood doors, Apex paint. Liveable, durable.
Standard₹1,850–2,200Vitrified flooring, granite counters, better fixtures (Jaquar Continental / mid-Cera), teak/sal doors, branded electricals. Our most-chosen tier.
Premium₹2,200–2,800Imported vitrified / engineered wood floors, premium granite/quartz counters, designer fixtures (Kohler / Grohe), modular wardrobes, false ceiling, premium paints.
Luxury₹2,800–3,500Custom architectural detailing, imported stone, designer sanitaryware, smart-home wiring, automation, full interior integration.

Worked examples (Chennai 2026):

What's NOT in the per-sq-ft number: land cost, CMDA/DTCP approval fees, EB connection, water/sewerage connection, compound wall, gate, landscape, modular interior. These are billed separately at actuals or as itemised add-ons. Anyone quoting ₹1,500/sq ft "all-inclusive" is either confused or hiding cost.

Our 8-stage construction process

  1. Soil + site preparation — soil bearing capacity check, plot levelling, layout marking, water source identification. Week 1.
  2. Foundation — excavation, PCC, footing, plinth beam. Curing periods strictly observed. Weeks 2–6.
  3. Superstructure — columns, beams, slabs, brickwork. RCC pour with concrete cube tests for strength verification. Weeks 7–22.
  4. Plumbing + electrical first fix — concealed lines installed within the brickwork before plastering. Weeks 18–24.
  5. Plastering + waterproofing — internal + external plastering, slab waterproofing, expansion joints. Weeks 22–28.
  6. Flooring + tiling — vitrified flooring, kitchen + bath tiling, granite counters, staircase steps. Weeks 28–34.
  7. Finishing — second-fix electrical, sanitaryware fitting, doors + windows installation, painting, false ceiling (if scope). Weeks 34–40.
  8. Snag clearance + handover — punch-list resolution, deep clean, retail-bill handover, owner walkthrough, key handover. Weeks 40–42.

Typical timeline for a 1,500 sq ft G+1: 9–11 months from foundation to handover. A 3,000 sq ft villa: 12–15 months. Our contract carries a ₹1,000/day delay penalty beyond an agreed handover date.

Materials — what we actually use

A construction quote that doesn't name brands is a quote that can be downgraded mid-build. Homeli's standard tier names every brand in writing. Here is the spec sheet:

Retail invoices on handover. At project closing we hand over original retailer invoices for plywood, steel, cement, fixtures and paint, so you can verify every major item was bought as specified. Standard practice for our 1,500+ projects.

Why one team from design to handover

The most common reason Chennai house projects go wrong is too many independent vendors. The architect blames the contractor for not following drawings. The contractor blames the architect for impractical design. The structural engineer blames both for site changes. Approval gets stuck because nobody owns the document file. You become the unpaid project manager between four parties who don't trust each other.

Homeli's design-to-build model removes that gap:

If you want to engage Homeli only for design + approval and bring your own contractor, that's a valid path too. But most clients who start with us for architecture extend us into construction once they see how the project runs.

Frequently asked

How much does it cost to build a house in Chennai in 2026?
Chennai house construction costs ₹1,800–3,200 per sq ft of built-up area in 2026 for turnkey work. Tier breakdown: Basic ₹1,650–1,850/sq ft (RCC + standard finishes), Standard ₹1,850–2,200/sq ft (vitrified + branded fixtures, the most-chosen tier), Premium ₹2,200–2,800/sq ft (imported finishes, designer fixtures, modular interiors), Luxury ₹2,800–3,500/sq ft (custom architecture + imported materials + automation). A typical 1,500 sq ft G+1 home in standard tier costs ₹28–33 lakh end-to-end. Land, approval, EB and water connections are billed separately.
How much does a 2000 sq ft house cost in Chennai?
In 2026, a 2,000 sq ft house in Chennai costs roughly ₹37–44 lakh in Standard tier turnkey construction, ₹44–56 lakh in Premium tier, and ₹56–70+ lakh in Luxury. This includes the full RCC structure, brickwork, plastering, flooring, plumbing, electrical, sanitaryware, doors/windows and painting — but not land, CMDA approval, EB/water connections, modular interiors or compound wall above standard height. Final cost depends on the tier of finishes you choose.
How long does it take to build a house in Chennai?
A 1,500 sq ft G+1 house takes approximately 9–11 months from foundation to handover. A 1,000 sq ft single floor: 6–8 months. A 3,000 sq ft villa: 12–15 months. Timelines include all 8 construction stages — soil prep, foundation, superstructure, MEP first-fix, plastering, flooring, finishing and handover. Homeli's contract carries a ₹1,000/day delay penalty beyond an agreed handover date, so the timeline is enforced — not aspirational.
What is included in turnkey house construction?
Homeli's turnkey scope includes RCC structure (foundation, columns, beams, slabs, brickwork, plastering), roofing and waterproofing, plumbing with CPVC pipes, electrical wiring with branded fittings, doors and windows, vitrified flooring with granite counters and ceramic bath tiles, painting (Asian Paints exterior + interior), sanitaryware (Jaquar/Cera), kitchen civil work, site cleanup and key handover. Modular interiors, false ceiling, designer wallpaper, landscape and compound wall above standard height are itemised separately.
Should I hire an architect AND a builder, or one firm for both?
For most Chennai homeowners, one firm doing both design and construction is cleaner. When the architect and builder are the same team, drawings stay in sync with execution, structural changes are handled internally, CMDA approval is owned by one party, and accountability is undivided. Homeli's design-to-build model uses one contract and one project manager. Hiring separate parties works if you have strong project management discipline and time, but most homeowners discover they've become the unpaid PM between vendors.
What warranty does Homeli give on construction?
Homeli provides a written 10-year structural warranty covering RCC structural integrity (foundation, columns, beams, slabs). MEP work (plumbing, electrical) carries a 5-year workmanship warranty. Finishes (paint, tiles) carry 2-year warranty against workmanship defects. Fixtures and fittings carry their respective manufacturer warranties — Jaquar, Kajaria, Polycab and others. Warranty terms are written into the construction contract and not subject to verbal modification.
