How recent must the encumbrance certificate be?
CMDA accepts ECs within 30 days of the date of filing. Older ECs are rejected as stale. Order a fresh EC just before filing — available at sub-registrar office or online via TNREGINET. EC must cover the last 15 years of property history.
What if my patta is in someone else's name?
Patta must show the current owner. If the property was transferred via sale/gift/inheritance and patta wasn't updated, get patta transfer done at the taluk office before applying for CMDA. Do I need a fire NOC for my house?
For residential buildings under 15m height (typically G+3 or below in standard 3m floor-to-floor): no fire NOC needed. Is AAI NOC required for plots in Pallavaram or Trisulam?
