What documents are needed for CMDA approval in Chennai?

How recent must the encumbrance certificate be?
CMDA accepts ECs within 30 days of the date of filing. Older ECs are rejected as stale. Order a fresh EC just before filing — available at sub-registrar office or online via TNREGINET. EC must cover the last 15 years of property history.
What if my patta is in someone else's name?
Patta must show the current owner. If the property was transferred via sale/gift/inheritance and patta wasn't updated, get patta transfer done at the taluk office before applying for CMDA. Do I need a fire NOC for my house?
For residential buildings under 15m height (typically G+3 or below in standard 3m floor-to-floor): no fire NOC needed. Buildings above 15m, certain mixed-use buildings, schools, hospitals, hotels: fire NOC mandatory. Most independent houses and small apartments don't need it; multi-storey or commercial buildings do.
Is AAI NOC required for plots in Pallavaram or Trisulam?
Likely yes. Areas under the funnel approach zone of Chennai airport (parts of Pallavaram, Trisulam, Nanganallur, Pammal, Madambakkam) require AAI (Airports Authority of India) NOC for any construction above specific heights. How do I get a CRZ NOC for coastal plots?
Coastal Regulation Zone NOC is needed for plots within 500m of the high-tide line (CRZ I, II, III zones). Application goes to the Tamil Nadu State Coastal Zone Management Authority.
