Free online floor-plan tools have limits. Tools like Floorplanner, Planner 5D and Roomle are great for early-stage visualisation — drag-drop layout, see proportions, share with family. But they aren't CMDA-acceptable for approval, and they don't account for Tamil Nadu-specific rules (FSI, setback, plot coverage, parking). For construction, you need architect-stamped drawings.
A bad plan costs more than a good architect. Construction defects from poor planning (wrong setback, awkward kitchen layout, undersized bedrooms, missed plumbing routing) typically cost ₹2-15 lakh to fix after construction. A complete architectural plan set is ₹25,000-65,000. Cheap insurance.
3D rendering catches problems before construction. A 2D plan is hard to read — most homeowners can't tell from a floor plan whether their living room will feel cramped or spacious. 3D rendering shows you the actual space at human eye-level, so you can change room sizes, door positions, window placement, before any wall is built.
Editable DWG source is non-negotiable. We deliver every plan as PDF (for printing/sharing) PLUS the AutoCAD/DWG source file. The DWG lets any future architect or contractor open, measure, and modify the plan. Many architects deliver only PDF — that locks you to them for any future changes. Always insist on DWG.
