False Ceiling Materials
Gypsum Board
The most popular material for residential false ceilings in India. Gypsum boards are lightweight, fire-resistant (they contain water molecules that absorb heat), termite-proof, and give a seamless, smooth finish that paints beautifully. They can be shaped into curves, trays, and coffers.
Cost: ₹65–₹100/sqft for standard designs. Best for: most living rooms.
POP (Plaster of Paris)
Traditional material that allows intricate mouldings and ornate designs. Takes longer to apply and cure than gypsum, and requires more skilled labour. Heavy when wet; needs good structural support. Common for classical-style homes with cornices, medallions, and detailed mouldings.
Cost: ₹55–₹90/sqft. Best for: traditional or classical interiors.
Wooden / Wooden Slat Ceiling
Wood or engineered wood (MDF) slats create a warm, textured ceiling. Popular for feature sections above the TV wall or dining area. Can be combined with gypsum for the rest of the ceiling. Requires treatment for termites and humidity in Chennai's climate.
Cost: ₹110–₹180/sqft. Best for: premium warm interiors, Japandi-style homes.
Stretch / PVC Ceiling
A thin PVC membrane stretched over an aluminium frame. Can achieve extremely smooth, glossy, matte, or satin finishes. Very fast installation (1–2 days for a room). Some versions allow back-lit translucent panels. Not suitable for high-heat or outdoor areas.
Cost: ₹85–₹150/sqft. Best for: modern luxury interiors, home theatres.
False Ceiling Design Styles
1. Perimeter (Tray) Ceiling
The perimeter of the ceiling drops by 8–12 inches with the centre section higher, creating a tray-like appearance. LED strip lights are concealed in the drop — creating indirect cove lighting that glows from the perimeter. This is the most popular design for Indian living rooms.
Works in any room 10 ft slab height or more. Cost: ₹75–₹110/sqft.
2. Central Medallion / Feature Panel
A decorative focal point in the centre of the ceiling — a round medallion (POP), a recessed square, or a timber panel. A pendant light or chandelier hangs from the centre. Classic and elegant without losing ceiling height around the perimeter.
Cost: ₹70–₹120/sqft depending on complexity of the medallion.
3. Cove Lighting Ceiling
LED strip lights are hidden in a cove (channel) along the ceiling-wall junction. The light bounces off the ceiling, creating a soft, ambient glow with no visible source. Can be warm white (3000K) for a cosy feel or cool white (4000–5000K) for a modern look.
Cost: ₹80–₹120/sqft including LED strips.
4. Coffered Ceiling
A grid of recessed panels (coffers) creating a waffle or box pattern across the ceiling. Very architectural and dramatic. Requires at least 10.5 ft slab height. More common in villas and large 3BHK living rooms.
Cost: ₹120–₹180/sqft.
5. Coffered with LED Accent
The premium version — coffered ceiling panels with LED strips inside each coffer. When lit, the ceiling glows in a beautiful grid pattern. Can incorporate colour-changing LEDs for different moods. The most expensive option.
Cost: ₹150–₹200/sqft.
When False Ceiling Adds Value
- Slab height is 10 ft or more — plenty of room to drop 8–10 inches
- You want integrated lighting (cove or recessed spotlights)
- You want to hide structural beams, pipes, or uneven slabs
- The home is for resale or rental — adds perceived premium value
When to Skip False Ceiling
- Slab height is less than 9.5 ft
- You're on a tight budget — prioritise kitchen and wardrobes first
- Rental property — false ceiling adds ongoing maintenance cost
